Community Development and Assistance

Mr. Moishe Alexander has made it his personal goal to support residential development by helping families and individuals retain their homes or purchase new homes through funding from the Canadian Funding Corporation. Earlier this year, Moishe Alexander approved a loan for 88.89 percent loan-to-value, empowering a young man in Sudbury, Ontario to purchase a new home. The man had been turned away by a number of banks and other funding institutions, but Moishe Alexander examined his entire situation and determined that he was capable of paying his mortgage. In the past, Moishe Alexander funded a family’s second mortgage at 92 percent loan-to-value, allowing the family to return to their home after being locked out and forced to stay in a hotel for five weeks.

Moishe Alexander has also helped to fund entire projects and recently provided $15.5 million for the completion of a 34-unit condominium project in South Ontario. The project was refused by other institutions due to a lack of condominium pre-sales. After considering the economics behind the deal, however, Moishe Alexander approved the necessary funds. Now that the project is completed, all condominiums have been sold and the development company plans to make the building an anchor project for continued construction. Addressing commercial development, Moishe Alexander approved a 95 percent loan-to-value deal that allowed a man in Cambridge, Ontario to realize his entrepreneurial dreams and purchase a variety store.

When considering what deals to fund, Moishe Alexander does not look only at the basic mathematics behind the transaction like banks and other institutions. Instead, Moishe Alexander takes all information surrounding the deal into account, creating a full picture of the entire project before rendering a verdict. Through this personalized approach, Moishe Alexander is able to fund individuals and families that are repeatedly turned down by other sources of funding, granting them the ability to stay in their current homes, purchase new homes, or even start successful businesses.

Loans Offered by Moishe Alexander

Through his company, the Canadian Funding Corporation, Mr. Moishe Alexander primarily offers four types of loans to borrowers: construction loans, bridge loans, renovation loans, and refinance loans. Each type of loan is specially designed for a specific project and further customized according to the needs of the borrower. Moishe Alexander works with all clients to identify their expectations and desires, pairing them with the appropriate loan. Construction loans are typically short-term loans that go directly to costs associated with new buildings or developments. The specific terms of these loans depend heavily upon the type of project being funded, the estimated length of the construction process, the borrower’s experience with construction, and the reputation of the contractors being used.

Bridge loans are another short-term financing option offered by Moishe Alexander, and they can be extremely helpful to those who find themselves in complex situations where they need immediate access to capital. In general, bridge loans are used to fund the gap between finalizing a deal and securing a subsequent long-term loan. They are useful for transactions with time restraints or for other time-sensitive deals. Often, bridge loans are a key part of buying new real estate. Usually, bridge loans are paid in full once a long-term loan is approved, but each loan is dependent on the specific situation of the borrower. Moishe Alexander works closely with bridge loan borrowers to ensure that they understand the intricacies of the loan before accepting any funding.

Renovation loans are similar to construction loans but are used to fund one specific addition or upgrade. Renovating a property can add value to the property and immediately increase its equity, though loans are often necessary to back a particular renovation. Moishe Alexander helps borrowers plan their specific projects to ensure that they are completed in a timely and efficient manner and that borrowers are getting the most from their investment.

Moishe Alexander often lends up to 85 percent loan-to-value for refinancing purposes and has been known to approve higher LTV transactions depending on the specific situation. Especially in today’s market, with all-time low interest rates, refinancing can help drastically lower monthly mortgage payments.

Community Involvement and Charity

In addition to supporting national organizations like the Humane Society, the JADA Foundation, and the Canadian Cancer Society, Mr. Moishe Alexander maintains an active role in his immediate community. Devoting time and resources to synagogues around Toronto, Moishe Alexander is especially committed to the efforts of the United Chesed Charity, a Jewish nonprofit organization that serves two main purposes. First, the United Chesed Charity is an umbrella organization that works to unite the Jewish population in the Greater Toronto area. Second, the group provides food, shelter, clothing, and other services to individuals and families in need around Toronto, regardless of their affiliation. Available around the clock, the United Chesed Charity provides immediate emergency response for those in need and helps about 1,000 families each year, spending an average of $750,000 annually. The charity is also concerned with increasing awareness of homelessness and hunger within the community, hoping to inspire intervention. With the help of benefactors like Moishe Alexander, the United Chesed Charity is consistently increasing its ability to help those in need. Moishe Alexander is passionate about serving the Jewish community both in the Toronto area and internationally. Hoping to instill traditional Jewish values in today’s children, Moishe Alexander provides financial support for a number of youth programs and local schools. Beyond his immediate community, Moishe Alexander is proud to fund traditional seminaries in Israel.
